What We Do in Cleveland

They call it the Forest City, and it sits at the center of the Cleveland Metroparks. At the 2020 census, 372,624 people lived in Cleveland, in 170,549 households. The City Planning Commission divides the city into 34 neighborhoods, but most Clevelanders start with a simpler question: East Side or West Side of the Cuyahoga River?

We work on both sides of the river. Broken springs, frayed cables, doors knocked off their tracks and openers that quit are everyday calls for us in Cleveland. So are new doors and openers for homes, and overhead doors for businesses.

Repairs for Old Garages and New Ones

  • Springs on older detached garages. On a lot of century-old single doors, the springs hang beside the tracks with nothing inside to catch them if they snap. We fit a new pair and thread containment cables through both. Newer doors use torsion springs over the opening, and we size those to the door's weight. See spring repair.
  • Rusty cables and bottom brackets from salt and standing water. See cable repair.
  • Doors knocked off track by a tight turn into a narrow garage. See off-track repair.
  • Stiff, heavy wood doors with seized rollers and loose hinges. Read about hardware replacement.
  • Openers and safety eyes. Craftsman, Genie, Chamberlain or LiftMaster, we get it running and re-aim the photo eyes. More on opener fixes.

New Doors and Openers for Cleveland Homes

On a small detached garage, a light steel door in place of a heavy old wood one is easier to lift and easier on the springs. Under a bedroom, an insulated door plus a belt-drive opener keeps things quiet. Door lines we hang in the city: Amarr, Wayne Dalton and Clopay (details on our install page).

Adding a first-ever opener to a garage out back starts with one question: is there an outlet? Once there is, a Genie, LiftMaster or Chamberlain unit with an app shows on your phone whether the door is shut. See new opener options.

Overhead Doors for Cleveland Businesses

Downtown is the city's central business district, and mixed-use areas like the Warehouse District hold industrial and office buildings side by side. Across the city, old industrial buildings have been turned into lofts and shops. Sectional doors and operators in buildings like these work hard, and our commercial crew services and replaces them; see business door service.

A City That Grew Up Fast

Surveyors from the Connecticut Land Company laid out Cleveland on July 22, 1796, and it became a city in 1836, when it sat only on the east bank of the Cuyahoga. Ohio City, across the river, joined in 1854. The real boom came after that. By 1910 Cleveland was the sixth-largest city in the country, by 1920 it had 796,841 residents, and in 1950 it reached 914,808. From the 1960s on, many families moved to the suburbs, and the 2020 count was 372,624.

Because the city grew fastest in the first half of the 1900s, a great deal of its housing dates from those decades. If your house is from that era, your garage may be a small detached building at the back of the lot, with one door, an older frame and little headroom. Cleveland households also own fewer cars than most: 1.19 per household in 2016, against a national average of 1.8. So plenty of Cleveland garages double as a shop or storage room. A spring that sits under tension for years with little use tends to rust, and it often fails the day you need it.

Newer homes are part of the picture too. Ohio City, Tremont, Detroit-Shoreway, Edgewater, Collinwood and Little Italy have drawn people back from the suburbs, with new homes built and old industrial buildings turned into lofts. A newer townhouse usually means an attached garage and a modern opener.

Lake-Effect Snow, East and West

Lake Erie keeps Cleveland a bit milder than much of Ohio, but it also delivers lake-effect snow, especially on the East Side, from mid-November until the lake freezes, usually in late January or early February. The difference across town is real. In the Hopkins neighborhood on the far West Side, a season has reached 100 inches of snow only three times since snow records began in 1893. As the land climbs toward the Heights on the east, where the Snow Belt starts, seasons near 100 inches are nothing unusual.

For a garage door, that means weight and ice. Drifts bury the weatherstrip at the bottom and turn to ice by morning, and road salt eats at cables and bottom brackets. When the door is iced to the slab, leave the wall button alone. Call us and we'll free it without bending the panels.

Finding Your Cleveland Address

Cleveland's numbered streets run roughly north-south and are marked East or West depending on which side of Ontario Street they fall, the street that cuts through Public Square. The named avenues run east-west, and two of them change names at the river: Superior Avenue becomes Detroit Avenue on the West Side, and Carnegie Avenue becomes Lorain Avenue. Interstates 71, 77, 90, 480 and 490 all serve the city.

The city borders Lakewood, Rocky River and Fairview Park to the west, and Shaker Heights, Cleveland Heights, South Euclid and East Cleveland to the east. Brooklyn, Parma and Brook Park lie to the southwest, Garfield Heights and Maple Heights to the southeast, and Bratenahl and Euclid along the lake to the northeast. We serve all of them.

Cleveland, Area by Area

West Park and Kamm's Corners

West Park, on the far West Side, was its own city until Cleveland annexed it after a 1923 vote. The planning commission splits it into four neighborhoods: Kamm's Corners, Jefferson, Bellaire-Puritas and Hopkins. It feels more suburban than urban, with trim brick bungalows and Tudors, and the Rocky River Reservation runs along its western edge. If your garage sits at the end of a long side driveway, snow and slush pile up along the way, and the door gets the worst of it.

Old Brooklyn

Old Brooklyn was settled in 1814 as the hamlet of Brighton, around today's Pearl and Broadview Roads. By the 1920s it was one of the nation's leading producers of greenhouse vegetables, with more than 100 acres under glass. Starting around 1960, new housing and the Jennings Freeway replaced most of the greenhouses. Most homes here went up between the early 1900s and the 1950s, and another wave came in the 1980s and 1990s around South Hills and Jennings Road. Those newer homes often have attached garages that are now on a second opener.

Ohio City and Tremont

Ohio City, just west of the river, was an independent city from 1836 until Cleveland annexed it in 1854. Its business district centers on the West Side Market, built in 1912. Tremont, just to the south, is one of Cleveland's oldest neighborhoods and is listed on the National Register of Historic Places, with churches like St. Theodosius Russian Orthodox Cathedral (1912). Tremont's revival since the 1990s was drawn in part by its historic housing. On an old lot, the garage door often has to fit an odd opening, so we measure carefully.

Detroit-Shoreway and Edgewater

Detroit-Shoreway covers the streets between Lake Erie and Interstate 90, from West 45th to West 85th, with Gordon Square at Detroit Avenue and West 65th as its hub. Next door, Edgewater Park is part of the Metroparks' Lakefront Reservation. Lake wind carries moisture into every garage here, so an annual tune-up pays off here.

The East Side

East of the river, the neighborhoods run from Collinwood, including Nottingham, and St. Clair-Superior along the lake, through Glenville, Hough and Fairfax, to University Circle and Little Italy. Euclid Beach, Villa Angela and Wildwood Marina are lakefront parks in the Euclid Creek Reservation. This side of town gets the most lake-effect snow, so springs and openers here work harder every winter.

Buckeye-Shaker, Lee-Harvard and the South Side

Part of Buckeye-Shaker has been in the Shaker Heights school district since the 1920s. Lee-Harvard and Lee-Seville sit on the southeast side, and Broadway-Slavic Village is sometimes called the South Side.

Cleveland Questions

Yes, all 34 neighborhoods, from Hopkins and Kamm’s Corners in the west to Collinwood and Lee-Harvard in the east, plus the suburbs around the city.

Often, yes. If the frame is solid, new springs, cables and rollers can make an old door work like it should. If the door itself is rotted or badly bent, a lighter steel door may cost less over time. We’ll give you both prices.

Sure, once the garage has electricity. If there’s no outlet, you’ll need an electrician first. After that, we can install the opener, the safety eyes and a keypad.

Yes. Slush refreezes under the door, and people then force it with the motor, which bends panels and chews up gears. Shovel the base of the door first, and phone us if it’s stuck.
