Yes, seasonal maintenance can help. For example, lubricating moving parts in winter to prevent freezing and keeping tracks clean in spring to remove debris and pollen.

It usually comes from the oil coating on the torsion springs above the door, and it is harmless. Washing the door once a year with mild soap and warm water takes it off.

Road salt and ice melt splashed up from the driveway, or splatter from a driveway cleaner, are the usual causes. Wash the door with mild soap and warm water, more often in winter, and never use a pressure washer. If rust has eaten through the bottom of a steel door, see when a new door makes more sense.

Yes. Most bottom seals can be replaced, and a new one keeps out cold air, water, leaves and pests. See our bottom seal and weatherstripping service.

Most of the time the cause is the opener setup, not the door itself: a missing or misplaced strut, an opener bracket in the wrong spot, the wrong opener angle, a close limit set so the opener pushes hard at the end, or weak springs that leave the opener doing the lifting. A door that hit something while closing can bend it too. We can replace the section and fix the cause. See panel replacement.

Garage doors are not fully watertight. The window seals, the joints between sections and the bottom seal keep out most wind-driven rain, but a door moves and flexes in strong wind, so a little water can get in during a hard storm. A worn bottom seal or a gap at the floor is the most common cause we fix.

Excellent service and highly recommended! I called them initially for routine garage door maintenance, but during the inspection, they identified that the spring was broken. I had been experiencing issues in the past with the garage door not opening or closing properly, and they were able to identify the underlying problem quickly. They recommended replacing the spring with higher-quality rods and drums, and I’m very happy with the result. I could immediately feel the difference after the repair—the garage door feels much stronger, smoother, and more secure than before. The team was professional, knowledgeable, and took the time to explain what needed to be done and why. I really appreciate their honest recommendation and quality of work. Great experience from start to finish. I would definitely recommend them to anyone needing garage door repair or maintenance!
